As one of the most successful commercial real estate brokers in the country, Bill Ukropina understands how to market himself to achieve success. At the latest installment of the Leadership Luncheon at The University Club in Pasadena on November 7th, a large audience drank up Bill Ukropina’s nuts & bolts wisdom in an engaging presentation. Entitled “Marketing Yourself On & How to Double or Triple Your Income,” what proved to be so impressive about the content was its simplicity and applicability.

Bill Ukropina did not make it seem as if the secrets of success were like advanced calculus or an impossible treasure hunt with death-defying obstacles to overcome. Rather, the marketing tips offered could be understood incredibly well by Bill Ukropina’s three sons since each of them achieved Eagle Scout status.

As an Eagle Scout, you learn to arrive early and leave late, you learn how to be present when meeting with another person, no matter how great or small, and you learn how to diligently show gratitude, following up and keeping in touch. By applying such principles to your clients, Bill Ukropina believes you are bound to achieve the same level of excellence and accomplishment.

Although he seems a bit old-fashioned in his ways by focusing on the traditions of American propriety and decorum, Bill Ukropina surprised his audience by also revealing how cutting edge he is when it comes to modern technology. As he told the business owners and employees at the University Club, you have to use modern technology as a too. If you are not using Google searches and social networking information to research prospective clients and business contacts, you are making a serious mistake.

Despite such research, Ukropina emphasized the importance of maintaining a balance between what you know and how you use it with a new prospect. If you reveal information you’ve learned willy-nilly, you’ll come off as creepy and weird. If you know a client is a big donor to Democratic causes, however, you know not start off an important lunch by complaining about Obamacare. If you know they are UCLA alumni and a big fan of the Bruins, you don’t talk about how great the USC Trojans are doing this year. When used properly, a little information can go a long way to closing a deal.

James Harwood of Total HR Management, the current President of the University Club’s Board of Governors, asked Bill Ukropina how to install such attitudes in a company in order to improve productivity. Addressing the question, Bill Ukropina replied, “A positive incentive structure that recognizes achievement helps to foster a culture of motivation in a company.”

Bill Ukropina made it clear that you don’t have to win every beauty contest in order to succeed. Rather, you simply have to do your best, learn from your mistakes, and continue showing up to contest after contest. With such discipline and focus, you are bound to start winning sooner or later. Once again, with Bill Ukropina at the latest Leadership Luncheon, the University Club of Pasadena has delivered a resource that resonates far beyond a simple meal.
