Pasadena Building and Land Housing Largest Whole Foods on the West Coast Sold in Deal Worth $100 Million

The Pasadena building that houses what is believed to be the largest Whole Foods location on the West Coast was sold to a local buyer in a deal worth more than $100 million, it was announced.

An entity called Arroyo Parkway purchased the building, which takes up 80,000 square feet and is home to a two-story Whole Foods. Along with the building, the purchase includes two acres of adjacent land.

Whole Foods, which has inhabited the building since 2007, has time on the lease and there is no indication there will be any change for now, said David Ickovics, principal at Commercial Asset Group. Commercial Asset Group, represented the seller, a private family trust.

The buyer, Arroyo Parkway, was self-represented.

“I’m sure they have plans,” Ickovics said. “We were in escrow for a long time. I think it’s zoned for mixed use. It could be retail with apartments, you can do office or I think you could do hotel. I think it’s in a zone that I believe allows for a lot of different combinations.”

The building and adjacent land parcels are situated at 465 to 577 Arroyo Parkway. The Whole Foods’ address is 465 Arroyo Parkway. In addition to offering customers two large open floors of retail, the Whole Foods building contains is a multi-level garage with on-site electric vehicle charging stations.
