Pasadena’s Planning and Community Development Department Reports 11 New Projects in October

The City of Pasadena’s Planning and Community Development Department said it received 11 new planning project proposals in the month of October for design review and evaluation before being issued Certificates of Appropriateness and building permits.

The department also reported five major construction projects listed as of November 1, 2016. A major construction project is defined in the Zoning Code as new construction of a non-residential project, or non-residential portion of a mixed-use project, that is above 25,000 square feet of floor area. The five projects have been in the hands of the Planning and Community Development Department between March 2014 and July 2016. No major construction project was submitted within October.

According to a report published in the City Manager’s Weekly Newsletter for November 23, a total of 130 new Code Compliance cases were opened in October, of which 51 cases have been closed. Seventy-nine of the cases remain open. From the date a complaint is received at the Planning Department, the City took an average of 1.7 calendar days before the department is able to conduct an initial inspection of the site complained about.

Code compliance complaints could be anything from unattended junk and debris and noise from construction and maintenance activities, to overgrown vegetation and inoperable vehicles remaining for an unreasonable amount of time inside public or private property.

Among the complaints received in October, the most received were related to general property maintenance, at 36 cases.

City Planning and Community Development Director David Reyes is required by law to submit a monthly report to the City Manager about all Planning, Building and Safety, and Code Compliance activities the department pursues and handles.
