Sales at Azusa’s Rosedale Master Plan Community Jump 204% in 2012

The Rosedale master plan community project in the San Gabriel Valley that is nestled in the scenic foothills of the San Gabriel Mountains is really catching the attention of home buyers, for all the right reasons.

In 2012, its sales figures jumped 204% and national research firm John Burns Real Estate Consulting ranked the project 35th out of the 50 top-selling master plan communities in the entire United States.

According to the survey, Rosedale demonstrated the biggest sales increase of any master-planned community on the list, with an increase in units sold from 89 in 2011 to 271 sales in 2012.

“We were excited that Rosedale proudly joined this prestigious list for the first time,” said Carina Hathaway, vice president of marketing for Rosedale Land Partners LLC, the project developer.

Rosedale Land Partners is a partnership between Brookfield Homes, Christopher Development Group and Starwood Capital Group. Since taking over the 518-acre project from the Azusa Land Partners, Rosedale Land Partners has revitalized the project and pumped new life into it.

“The long term master plan development role is to implement a long-term vision, to provide a community that is great for the City and the residents,” Hathaway added. “It’s the way that the streets are laid out, the way views are maximized, and about the amount of parks and the location of the parks, which should be within easy walking distance for homeowners at Rosedale.”

A complete master plan, Hathaway explained, puts all the essential community gathering places “like a heart,” right in the center so that all residents can enjoy them. Successful master planned communities must also ensure a balance of available homes that cater to different needs and profiles of every type of home buyer.

Upon completion, Rosedale will have ten parks throughout the community. Construction of four parks has been completed.

According to Hathaway, everything about Rosedale has been meticulously planned and carefully executed. It was a bonus that the community was constructed in the gorgeous foothills of the San Gabriel Valley.

The developers were inspired to maximize the benefits of the environment and exerted time and effort to really understand the terrain, so that no matter where you turn in the street, gorgeous views are maximized in a sweeping panorama that ranges from foothill mountaintops to the urban skyline of downtown L.A.

“No matter where you live in Rosedale, there are great places to enjoy the outdoors. Many residents in our community are health conscious and every Saturday morning, you will see them out walking their dogs, or getting together for a group hike along a trail that goes in the Foothills. Our residents love living in Rosedale!” Hathaway added.

Rosedale currently features six actively-selling communities but will have an additional four neighborhoods that are set for grand openings this year. The Rosedale master plan features a collection of attached and detached new home neighborhoods. Rosedale’s completed and planned recreational amenities will offer 10 neighborhood parks including the future 5.5-acre Promenade Park, which will have lighted youth sports fields, basketball and multi-use courts. The centerpiece of the community is the two-acre, private Resort that features an approximate 4,500 square-foot private clubhouse and two-acre recreation center with state-of-the-art fitness center, Junior Olympic swimming pool, spa, children’s wading pool and a recreation area that features trellises, outdoor fireplace and barbecue.

Available floorplans range from approximately 1,346 to 3,100 square feet and include two to six bedrooms and two to four bathrooms. Prices of homes in Rosedale Azusa range from the low $300,000s to the low $700,000s.
