195-Room Hotel Project in Planning Pipeline

Six other big projects listed in memo

Six current planning projects were submitted in January and seven major construction projects are ongoing, including a six-story, 195-room hotel with 5,000 square feet of retail at 550 E. Colorado Blvd. in District 7, according to Planning Director David Reyes. 

The project was originally planned as a medical center, developers were forced to work out some design challenges based on community input concerning a nearby alley. 

“I have to wonder a bit about local hotel demand given COVID-19 and the likely long recovery for both business and leisure travel,” said Vice Mayor Andy Wilson who represents District 7. 

A major construction project is defined in the zoning code as the new construction of a nonresidential project, or a nonresidential portion of a mixed-use project, that exceeds 25,000 square feet of gross floor area.

Currently, the developers are seeking a conditional use permit (CUP) at the site that would allow for the sale and consumption of alcohol. 

Other major projects include a planned development for a mixed-use project with 273 units with an affordable housing concession permit in District 7.

There are three projects listed in District 6, including a CUP for a 100,000 square-foot medical building at 590 S. Fair Oaks Ave. A minor CUP is required for shared parking. A specific plan amendment is also required. 

Other District 6 projects include a CUP for new nonresidential construction exceeding 25,000 square feet with a minor CUP for shared and tandem parking and a minor variance for additional height, and an application for a certificate of exception, and a variance for historic preservation has been filed for a planned development at 491-577 S. Arroyo Parkway. 

A planned development for 206 units at 444 N. Fair Oaks Ave. is listed in District 5, and a CUP has been filed to allow multifamily residential use in a general commercial transit overlay zone in District 2.  

The ongoing planning projects include a preliminary plan check on a development on Madison Avenue that would create six new condominiums and the conversion of three housing units to condos.

A CUP for full alcohol, beer, wine and distilled spirits at HomeState on Lincoln Avenue. 

HomeState restaurant will do business at 1992 Lincoln Ave., the location formerly occupied by Lincoln’s. The cafe is among several that shuttered due to the financial impacts of COVID-19.

HomeState is best known for its breakfast taco.

Three hillside development permits, one for a 287 square-foot addition to the upper floor of an existing two-story single family residence on Mooresque Drive, are under consideration.

The second permit is for construction of a new 3,820 square foot two-story single-family dwelling with a 2,082 square foot basement and an 853 square foot garage/pool house on Oak Mill Road.

The final permit is for construction of two accessory structures at a home on San Rafael Avenue.

Finally, the owners of a  home on Grace Terrace have applied for a minor variance to allow a 180 foot-square foot addition to encroach into the required front setback.
