A Detached Accessory Structure and Air Parcels are on the Hearing Officer’s Agenda

On Wednesday, Jan. 20, the Pasadena Hearing Officer will take on two cases from District 6 and District 4 during a special meeting beginning at 5:30 p.m.

The owner at 360 St. Katherine Drive in District 6 is requesting a hillside development permit for the construction of a new 600 square-foot detached accessory structure on the site that’s currently developed with a one-story, 2,078 square-foot dwelling with an attached 535 square-foot two-car garage. The site is in the RS-2-HD (single-family residential, hillside overlay district) zoning district. 

Under the city’s approval process, a hillside development permit is required for a new accessory structure whose size exceeds 20 percent of the existing gross floor area of the primary structure, which in this case includes the attached garage. 

No protected trees are proposed to be removed as part of the project, according to the Department of Planning and Community Development. 

At 2488 Mohawk St. in District 4, a developer is applying for a tentative tract map to allow the creation of 21 air parcels on one land lot for residential condominium purposes. No changes to the project are proposed as part of the current application. The site is located within the RM-32 (multi-family residential, 0-32 dwelling units per acre) zoning district. 

The Planning Department has recommended both projects for approval, with certain conditions. These will further be explained at the hearing on Wednesday.
