Commission to Hear Updates on 3 Major Projects Planned for Single Block of Colorado Boulevard Near PCC

Pasadena’s Design Commission will continue hearing on Tuesday a proposal to build an eight-story, 335,560-square-foot, 375-room hotel and a five-story mixed-use building with commercial space, 49 residential units and subterranean parking in the area on E. Colorado Blvd. between Hill Ave. and Holliston Ave. in Pasadena.

The area is near the Pasadena City College campus.

Plans submitted to the Department of Planning and Community Development showed the hotel will be built on the property at 1347-1365 E. Colorado Blvd, 35-39 N. Hill Ave. and 36-56 N. Holliston Ave., called the “north parcel,” and the five-story mixed-use building will be built at 1336-1350 E. Colorado Blvd., or the “south parcel.”

The project site consists of five lots totaling 128,328 square feet at the northwest corner of E. Colorado Boulevard and N. Hill Avenue, also with frontage on N. Holliston Ave., and four adjoining lots totaling 30,851 square feet at the southeast corner of E. Colorado Boulevard and S. Holliston Ave.

The north parcel is roughly rectangular in shape, with some irregularities, and the south parcel is fully rectangular in shape. Both sites are currently developed with one-story automotive sales and repair structures and large surface parking lots.

A tree inventory submitted with the application identifies one non-protected tree on the north parcel and six street trees along its frontages and two street trees along the frontages of the south parcel.

Tuesday’s hearing is a continuation of a January 25 hearing which considered an application for Concept Design Review for the project. The continued public hearing is intended to give the applicant, J & K Plus Investments, LLC, the opportunity to respond to the comments aired by the Planning Department. On February 28, the applicant also presented the revised drawings to a subcommittee that the Design Commission appointed for the purpose of further screening the project.

The Planning Department is recommending approval of the Concept Design Review application.
