The Design Commission will hear a preliminary consultation report on a proposed development that would include the demolition of an existing 99 Cent Only Store and a commercial building on North Los Robles Avenue to make way for the construction of a mixed-use project with 227 residential units.
The project would include approximately 4,500 square feet of commercial space on the ground floor, and two levels of subterranean parking containing 365 parking spaces.
The plan for the four- to five-story-tall, 256,000-square-foot building at 452 N. Los Robles Ave. comes from Summerhill Apartment Community Investments, LLC.
The project does not include affordable housing.
The project came before the City Council in July as an information item. At that time, the council appeared split, with some members expressing concerns about the height of the 67-foot high project.
According to a staff report from the City Council’s meeting in July meeting, when the project was presented to council, “to facilitate the development project, the applicant is proposing to rezone the project site to a planned development (PD) zoning district.”
To proceed, the developer will be required to submit a planned development application, which would initiate an environmental review and a public hearing before the city’s Planning Commission, according to staff.
If approved, the developer would then need to submit the project for concept and final design review by the city, followed by a public hearing before the Design Review Commission.
