Development Plans for Side-By-Side Properties With Pair of 3-to-5 Story Buildings Goes Before Planning Commission Wednesday

Pasadena’s Planning Commission will go over an application by Summerhill Apartment Communities Investments, LLC, for a Planned Development (PD) District, to facilitate the development of a mixed-use project on two adjacent parcels: 444 N. Fair Oaks Ave., as Parcel A, and 425 N. Raymond Ave. as Parcel B. 

The application will be presented Wednesday, Aug. 10, at the meeting of the Planning Commission, which begins at 6:30 p.m. 

These parcels are currently occupied by the George L. Throop Company, which supplies lumber and building materials throughout the city. 

As applied for, the Planned Development will involve the construction of two three- to five-story buildings with 3,000 square feet of commercial area and 199 dwelling units on Parcel A. 

On Parcel B, Summerhill Apartment Investments wants to construct three two- to three-story buildings, with seven dwelling units. 

Parking for the project would be in a two-level underground parking garage located under Parcel A. All of the existing improvements on both parcels would be removed. 

The Department of Planning and Community Development is recommending approval by the City Council, through the Planning Commission, of the Planned Development application as well as of a Zone Map Amendment to reclassify the project site from FGSP-C-3B (the Fair Oaks/Orange Grove Specific Plan) and RM-12 (multi-family residential) to PD-40.
