Do Homebuyers Need Their Own Real Estate Agent?

When it comes down to buying a home, don’t roll the dice on the outcome of what may be the largest purchase of your life.

Many home buyers think that they can find a home themselves and negotiate directly with the homeowner and owner’s  agent. They think they can do just as good a job without having a buyer’s agent represent them.

Buying a home on your own is not a wise idea, in fact the court houses are filled with home buyers who did not know what they were doing.  Here are the benefits of hiring a buyer’s agent before you start the home search process:

· A buyer’s agent will guide you through the purchase transaction, which can get very complicated.  They will explain to you all the documents and disclosures that are required by your State.

· A buyer’s agent will help you with the inspection process to make sure that you are aware of the property’s true condition.  They will disclose to you any defects to the property

· They will negotiate on your behalf and in your best interest.  They will fight to get you the best price possible for the home and make sure the seller will make any/all repairs to the property that they have agreed to complete

· An experienced buyer’s agent is a problem solver and can help smooth over issues if they arise

· A buyer’s agent will work for the home buyer for free (in California).  There is no charge for their services

· While you are working at your job, the buyer’s agent will make sure the purchase process is running smoothly

· You have access to accurate and up-to-date property information as you are in the home seeking process.  This can give you an edge over other home buyers. Many websites extract property information from the local multiple listing service.  When you work with a buyer’s agent, you will be receiving information directly from the MLS and not a third party website.

· If you are a buyer and deal directly with the home seller’s agent, then keep in mind that the agent has signed a legally binding contract to look after the seller’s best interest and not yours.  With so much paperwork to complete a purchase transaction,  it would be relatively easy for you to be deceived by the seller’s agent if an important matter was revealed that made the property less desirable to you. A buyer’s agent is trained to look out for these red flags. This is another compelling reason why you hire your own buyer’s agent.
By working with your own agent, you get all these benefits and at no cost to you.
