Pasadena-based Legendary Developments, LLC, has obtained the go-ahead for redeveloping a corner site in unincorporated East Pasadena with a mixed-use apartment complex – a new seven-story edifice featuring 193 studio, one-, and two-bedroom apartments above 7,828 square feet of ground-floor commercial space, and a 205-car semi-subterranean parking garage.
Urbanize LA reported that the Director of the Department of Regional Planning issued on May 18, an administrative housing permit for a roughly 1.1-acre site located at 380 S. Rosemead Blvd. The property is currently improved with a church of the Living Word of Los Angeles (LWLA) and a series of small commercial buildings.
The report said Ferrier Architecture Studio in Los Angeles is designing the project, depicted in plans as a contemporary podium-type building with a linear pool deck cutting through the center.
Legendary Developments, LLC also has a number of projects underway in Downtown Los Angeles, such as an 18-story, 340,000 square-foot office building, and a $215-million project consisting of multiple five- and six-story buildings with over 470 apartments and 22,000 square feet of ground-floor retail space slated for LA’s Arts District.
The East Pasadena project is a beneficiary of LA County’s Mixed Use zoning, which has been implemented in a handful of unincorporated communities, according to Urbanize LA.
The first development to make use of the new zoning rules was recently built in East Pasadena a few blocks north on Colorado Blvd.
