City’s Hearing Officer to Hear Permits for Modifying Historically Significant Properties

Pasadena’s Hearing Officer will conduct hearings online for the first time since the city stopped holding most committee and commission meetings.

This week’s hearing will be held at 3 p.m. on Wednesday, May 6. The hearings will cover a number of applications for Conditional Use Permits and permits to modify properties that are considered historically significant.

Among the items to be covered during the hearings is an application for Variance for Historic Resources at 33 and 45 West Green Street in District 6, which seeks to allow a Floor Area Ratio (FAR) up to 2.25 where the Zoning Code establishes a maximum of 2.0.

According to a Planning Department report, the request for relief is in conjunction with the planned reuse of a designated contributing historic resource that is being converted from a nonresidential use to a mixed-use project.

A Certificate of Exception is also being sought to allow a lot line adjustment that would consolidate two adjacent parcels in the area into a single parcel.

A Conditional Use Permit (CUP) is being sought for 146 South Lake Avenue, Suites 105 and 109 in Council District 7, to allow the on-site sale and consumption and off-site sale of limited alcohol in an existing restaurant, Dan Modern Chinese.

Another Conditional Use Permit is being sought for 38 W. Colorado Blvd. to allow the on-site sale and consumption of limited alcohol in a proposed restaurant – Jake’s Trustworthy Tap Room and Burgers – located in an existing restaurant tenant space.

The site is located within the Central District Specific Plan, Old Pasadena subdistrict, Alcohol Density Overlay district) zoning district, where a CUP is specifically required for the on-site sale and consumption of alcohol, the Planning Department said.

Public comments are allowed during the virtual public hearing, which the public can access through Zoom.

Participants are advised to submit comments in advance by email, to tmolinar@cityofpasadena.net before 9 a.m. Wednesday. To make comments on Wednesday, members of the public may submit up to 200 words regarding items on the agenda through www.cityofpasadena.net/planning/public-comment.
