Design Commission to Look at Proposed Los Robles Development

The Design Commission will conduct a preliminary consultation on a new six-story, 105-unit residential apartment project at 270-282 N. Los Robles Ave.

The project includes eight very-low income units.

The site is located on the southeast corner of the intersection of Los Robles Avenue and Corson Street and is comprised of two separate parcels totaling 39,181 square feet in size. Due to the proximity of the site to the 210 Freeway to the north, it would be prominently visible from the freeway and from properties to the north of the freeway.

The project would have a maximum height of six stories and approximately 75 feet, utilizing height averaging.

The project will require an affordable housing concession Permit and an amendment to the Fuller Master Plan and Development Agreement.

A tree inventory was not provided with the application, and presently staff cannot determine whether any of the existing trees qualify for protection under the Tree Protection Ordinance.

A city staff report called for more renderings and information in future renderings of the project.

“The project proposes to utilize the height averaging provision of the Central District Specific Plan,” the report reads. “Future submittals should more clearly address how the project massing is compatible with the surrounding lower scaled context to the south and east, and how the project is consistent with the height averaging purposes and findings.”

According to the report, “the findings state that additional building height shall be counterbalanced by lower heights across or elsewhere on a development site to punctuate important intersections or other prominent locations to contribute to a more visually compelling skyline. The project site is prominently visible from properties to the north of the 210 Freeway and from the freeway itself. Future submittal should include renderings from those various perspectives.”
