The Planning Commission on Wednesday unanimously approved on Wednesday the proposed 10-year Master Plan for the Mayfield Junior School located at 405 South Euclid Avenue.

The stated objectives of the school’s Master Plan are to address the school’s on-site parking needs and facility modernization, including additional underground parking, upgrading the athletic field and play areas, and reconstruction of a library building and middle school building, according to a City staff report.

No increase in student enrollment is proposed. The existing permitted enrollment capacity would remain at 540 students.

“It’s really time for us to update our campus,” said Joe Sciuto, head of school at Mayfield Junior School after noting that the last major construction at school was over 20 years ago.

“The work of this master plan is truly on the interior of the campus and it was found to have no impact on any historical structures on campus,” Sciuto said. “Really what the master plan is doing is an overall  replacement, improvement plan; it’s not an expansion of the campus at all.”

According to Sciuto, the master plan will basically address the need for more on-campus parking to help bring congestion off the streets around the campus.

The approval of the 10-year Master Plan by the Planning Commission was subject to over 50 conditions of approval listed in the staff report.

In addition to the conditions of approval listed in the report, the commission has agreed to add a condition requiring the applicant to study further the on-site circulation and ingress and egress to the new parking structure to minimize on-street conflict and traffic increases.

They also add a condition requiring the school to notify the neighborhood in a radius of 1000 feet or post in the neighborhood newsletter or website their construction management plan, and to post on site the notice of work hours.

The commission also agreed to add a condition requiring review of the school’s traffic management plan annually.
