Design Commission to Review Proposal for Three-to-Five Story Mixed-Use Commercial Property on Green Street

The Pasadena Design Commission will review a proposal for a new three-to-five-story project for both commercial and residential use during a special meeting at 4:30 p.m. Tuesday, Dec. 8. 

This project will be an estimated 253,917 square-foot mixed-use project with 16,234 square feet of ground-floor commercial space and 263 residential units on a project site bounded by East Green Street, South Oak Knoll Avenue, and South Hudson Avenue.

Currently, the project is in the advisory review phase of the city’s approval process. 

The proposed site is located at 740-790 E. Green Street, 118 S. Oak Knoll Ave. and 111 S. Hudson Ave., amounting to 2.33 acres extending south to Mira Monte Place. Aside from the mixed-use building, the applicant intends to include a 4,110 square-foot public park, according to plans submitted to the city. 

Since a preliminary consultation conducted for the project on Jan. 9, 2018, the project has been substantially redesigned, including reductions in its scope and size, and relocation of the proposed public park, which is now proposed at the southwest corner of the site, with a small additional residential courtyard extending northward from its eastern end. 

The building has also been reduced from a maximum of six stories to a maximum of five, with the fifth-floor portion area within the northerly portion of the southerly building. The building is designed in a restrained contemporary style with flat roofs, projecting sunshades at the ground and roof levels, recessed and projecting balconies with glass railings, expressed vertical circulation cores, a repeating pattern of punched windows, and plaster exterior walls with metal grillwork and projecting fins. 

During Tuesday’s special meeting, staff from the Department of Planning and Community Development are expected to present updates on the project proposal.
